Work begins on BT’s New Bailey HQ
Contractor Bowmer + Kirkland has started construction of Four New Bailey, a 175,000 sq ft office building at English Cities Fund’s Salford scheme.
BT signed a 20-year lease on the 10-storey Four New Bailey last October and Warrington Council is forward funding the £112m building, as revealed by Place North West.
“The BT letting was a huge endorsement for what we’re trying to achieve here at New Bailey and this commitment confirmed to us that we’re creating a neighbourhood that leading names want to be part of,” said Phil Mayall, regional director of the English Cities Fund, a joint venture between Muse Developments, Legal & General and Homes England.
Four New Bailey, designed by Make Architects, is the fourth office to come forward at the consortium’s New Bailey scheme, part of the wider £1bn Salford Central masterplan.
English Cities Fund has already delivered One and Two New Bailey, while construction of Three New Bailey is nearing completion.
Earlier this month, plans for a fifth new-build office development at New Bailey were approved by Salford City Council.
Mayall added: “Getting the spade in the ground on our latest development at New Bailey and keeping momentum on the wider scheme, despite the ongoing pandemic, is something we’re incredibly proud of.
“Once complete and occupied by BT, Four New Bailey will bring hundreds of new jobs to the city and will play an important role in Salford’s long-term recovery when we emerge from the other side of the pandemic.”
Looking really good in this area now, will be great to keep the momentum going on both sides of the river.
Anyone would think that there’s some sort of competition between the two cities!

The New Bailey area is looking great and really complements Spinningfields surely it’s only a matter of time, post lock down, before someone invests in the reopening of the Mark Addy.

City centre missing a few people right now but if big companies like BT show this kind of commitment then Manchester will be back up and running and not a moment too soon!

I spent quite a few years in this part of Manchester back in the 80’s and remember the Mark Addy well . …especially the pub lunches! Could scarcely believe the changes when I came back last year. I’ve seen however videos on Facebook showing the extent of the constant flood damage the old Pub has been through making insurance impossible to get… more’s the pity.

“City centre missing a few people right now” – probably because we’re in a national lockdown. There is certainly an appetite and a desire from most people to get back into the offices once this ends. Business as usual come September 2021. The working from home novelty has worn off and people want the social and collaborative aspect of working in an office.

‘Probably because we’re in a National lockdown’…that was rather my point. People are indeed tired of working from home but with a little more flexibility from employers and the level of investment we’ve seen in the past few years Manchester is very well placed to bounce back when the worst of this is over.
