Winsford SME industrial space secures approval

Plans for around 125,000 sq ft of warehouses at the Road One industrial estate have been given the go-ahead by Cheshire West & Chester’s planning committee.

The application site is a vacant plot on the east side of Road One, and has been cleared to slab level, after the previous 195,000 sq ft building on the site was demolished.

The Road One area has become a hotspot for industrial development, with Tiger Trailers constructing a new headquarters and Kier and Maple Grove proposing a trade counter scheme. CWAC last year secured £5m funding to take forward the expansion of the wider Winsford Industrial Estate.

Applicant Winsford Devco, a subsidiary of Kier Property, is seeking consent for 15 units to be laid out in a courtyard format, with buildings ranging from around 3,000 sq ft to 27,000 sq ft in two terraces and three standalone units. Fletcher Rae is the architect, with Gerald Eve also advising.

The site is to be served by a new vehicle and pedestrian route from Road One, with a private road running through the site’s centre.

Most of the remainder of the site would be set out as car parks and serving areas for the individual units, with a strip of soft landscaping is proposed adjacent to the site frontage. The site also has an extant planning permission for a single unit of 150,000 sq ft, which has not been implemented.
