Tritax’s 1m sq ft Knowsley scheme approved 

Part of the 1,600-home Halsnead Garden Village, the industrial developer estimates the project will generate £51m of net additional gross value added for the local area each year. 

In the coming weeks, Tritax Symmetry aims to appoint a contractor to deliver the first of two sheds totalling 160,000 sq ft. 

Later stages of Symmetry Park Merseyside, which are subject to an outline permission, include a further 835,600 sq ft of storage and distribution space, as well as offices. 

In total, the development will see the delivery of 1m sq ft of industrial space across four large warehouses. The project team includes UMC Architects, and Gerald Eve as the planning consultant, alongside consultancies The Environmental Partnership, Tyler Grange, and Tier Consulting. 

The outline element of the application also includes the creation of a country park. The full details of the country park are being considered under a separate planning application submitted by the Land Restoration Trust. 

The park would include eight acres of wetland habitat, 11 acres of woodland and 5km of paths derived from the coal seams below the site.

The scheme, located east of Junction 6 of the M62 on the site of the former Cronton Colliery, is predicted to create 1,000 additional jobs within the Liverpool City Region once complete, according to Tritax.

“Symmetry Park Merseyside is one of the very few sites in the North West that will be available to accommodate this scale of development,” said Matt Claxton, planning director at Tritax Symmetry. 

“With demand at record levels, we are receiving strong occupier interest,” he added. 

Unlike Tritax’s 1.4m sq ft Symmetry Park in Wigan, the Knowsley development will not be subject to a Government call-in, the developer said. 

Tritax is still waiting to find out if its £73m Wigan project can go ahead after the local council approved the plans last January.
