Wain Homes’ 10-year wait for Wrea Green scheme ends in success

Fylde Council has granted the housebuilder permission for 40 homes off Bryning Lane, a scheme that dates back to 2016.

Wain Homes’ project would see a mix of two-, three-, and four-bed properties constructed on a site in Wrea Green designated as countryside in Fylde’s local plan.

Despite its designation, Fylde Council’s housing land supply position – 3.95 years against a statutory target of five years – meant the authority was under pressure to approve the proposals.

Planning officers recommended the proposal for approval and the council’s planning committee duly obliged earlier this week.

The decision to approve the plans follows a 2019 decision by the Planning Inspectorate to refuse permission for a similar scheme on the same site. The applicant on that occasion was also Wain Homes, which was seeking to bring the site forward along with three more in Wrea Green for a total of 159 homes.

During the appeal process, a standalone application for the 40-home scheme west of Bryning Lane was lodged. This is the application approved this week.
