Trafford offers up £175m Stretford Mall build contract
Contractors have been invited to bid for the chance to build 630 homes as part of efforts to regenerate the town centre.
Split across three phases, the resi-led regeneration of Stretford will see much of the town’s mall demolished.
A £60m contract for the first phase of 249 homes is up for grabs. This could be extended to capture phases two and three, which are valued at £45m and £55m – £70m respectively.
Together, the opportunity would amount to up to £175m worth of contracts for the successful bidder.
Trafford Council and JV partner Bruntwood unveiled plans for the first phase in November.
Work on this tranche of homes, which includes a nine-storey element that falls within the BSA’s high risk category, is expected to begin in June 2027.
The scheme was designed by AHR Architects and is in line to be backed by the £1bn Greater Manchester Good Growth Fund.
Phase one would be followed by 178 affordable homes in phase two and another 204 in phase three, according to tender documents.
The deadline for tender submissions is 12 January and an award is scheduled for March.
The council and Bruntwood were contacted for comment.

@Colin – You clearly don’t live in Stretford nor use Stretford ‘Mall’. It’s been pretty much a ghost town for many years. The space left for the retail space will be plenty. There already is an Aldi, Lidl, Tesco, M&S, Home Bargains, Holland & Barrett.

So much of this is poorly designed. The massing is woeful, 10/11 storeys bounding the ‘park’ will make it a dark space. Ground floor adjacent to the park is 3-bed townhouses, no active frontage, no café/retail opportunity to spill out into the public spaces. On the opposing façade ground floor the retail space is adjacent to the residential refuse store, blank robust façade with louvres. Uninspiring elevational details, with weak contextual links. The public consultation on this is a complete waste of time.

Can’t believe are going to build even more housing which will generate hundreds more vehicles causing even more chaos on Chester Road and Edge Lane which is already gridlocked every day!! What with football traffic and this lot Kings Road will be a wreck!! Thank for nothing!

The people of Stretford have been duped by Traffird Council and Bruntwood!! To lose a perfectly warm, dry shopping area for a wet (sometimes flooded area) in / near “The Great King Street” for a couple of shops and hundreds of new homes it is disgusting. It is obvious these people creating “The New Stretford Town” most certainly don’t live in or around the area. Shame on you!!
