RG Group wraps up Round Hill’s Manchester BTR
Fairfax, a 488-apartment development in Piccadilly East, was delivered in partnership with Olympian Homes.
The scheme is Round Hill’s first in the North West. The developer/investor became involved with the project in 2022, partnering with Olympian as part of a £165m forward fund deal. Carlyle provided a £115m development loan for the scheme’s construction in 2024.
Contractor RG Group has now reached practical completion of the part 29-, part 23-storey scheme after topping out the development a year ago.
Tom France, managing director and head of development at Round Hill Capital, said: “When we partnered with Olympian Homes in 2022 to acquire the site, we were investing into Manchester’s strong demographic and economic fundamentals.
That conviction is paying off today, with the city outpacing UK growth and experiencing exceptionally strong rental demand. Manchester’s rental sector is undersupplied, particularly for professionally managed, amenity-rich developments like Fairfax.”
Designed by Jon Matthews Architects and delivered by Day Architectural, Fairfax features a mix of one- and two-bed apartments and a host of amenities. These include a roof terrace and sky lounge on the 29th floor and a dog parlour.
James Lindridge, chief operating officer and development director at Olympian Homes, said: “After obtaining Planning Consent in 2020, we are thrilled to have reached this milestone collaborating with Round Hill Capital, RG Group, and Manchester City Council.
“Fairfax delivers a mix of high-quality apartments, alongside resident amenities designed to support modern urban living. Located within one of Manchester’s best-connected neighbourhoods, the building is designed with long-term occupation in mind, prioritising durability, energy efficiency and resident experience, reflecting our commitment to sustainable placemaking and operational excellence.”
The scheme is the latest to complete in the emerging residential-led regeneration of Piccadilly East, following Salboy and Forshaw’s 175-flat Victoria House and Packaged Living’s 350-bed Castings.

50 floors of Grey …mmmmm tasty! Sticks out like a very ugly sore grey thumb. It’s not difficult is it when the mills and other apartments next door are all complimentary shades of red brick. Whoever signed off on this needs to give their head a wobble.

Yet another ugly scheme. Architects are clueless. There are some great schemes in Europe where I live. British architects should look to us for inspiration because this like some many schemes in Manchester are just dreadful. I wish I could say the contrary.
