Peel proposes revamp of ‘underutilised’ Salford industrial site

Plans to build a 110,000 sq ft multi-let scheme off Liverpool Road between Eccles and Irlam have been lodged with the city council.

Peel Waters wants to deliver eight BREEAM excellent units ranging from 4,338 sq ft to 39,460 sq ft on a 6.3-acre site immediately north of the AJ Bell Stadium and a short distance away from Port Salford to the west.

Primarily used for storage, the site is currently “underutilised”, according to a planning statement by WSP.

Peel acquired it in 2012 from White Recycling, which went bust three years later. The developer looked at the possibility of delivering residential on the site but discounted it due to viability constraints.

AEW Architects is advising Peel on the scheme’s design.

Peter Linstead, development director of logistics at Peel Waters said: “We are pleased to be submitting this planning application for Halo West; a best-in-class development with excellent connectivity.

“The development of this brownfield site will create local employment opportunities and enable businesses to serve both the local and wider region by making the best use of the location, local infrastructure and the scheme’s strategic proximity to the motorway network.”

Peel should stick to this sort of stuff rather than destroying prime sites such as Pomona Island

When is the, slightly delayed, rail link going in?

By TrippyZ

This application won’t be helped by the fact that it is currently registered under the wrong Ward on Salford CC’s planning portal. Stockport anyone?

What about the railway connection and the roads improvements

I’m against thus development as traffic is bad enough in and out of irlam and it will make it even worse with that being built

I am totally agaist this developement. The traffic on Liverpool Road, where we have lived for 47 years is absolutly dreadful already.
Previously, we have had issues with the council when the road layout was altered and they over ruled the residents and continued to keep it as 2 lanes towards Eccles.
We had to ‘put up ‘ with all the waggons when the new road towards the Trafford Centre was being built and the traffic on Rugby match days cause chaos.
Does anybody from Peel ever drive from Barton airport through to Peel Green roundabout at rushour in the morning or evening.?
I very much doubt it!

What a joke, and now there talking about reverting back to two lanes , how it should be, only to add more traffic and chaos coming in and out of an industrial estate.
