Omega West fills up as work starts on £28m unit four

Main contractor McLaren Construction Midlands and North is on-site building the 420,000 sq ft Warrington warehouse, which was acquired by Blackstone in June.

Omega West Unit Four is part of Miller Developments’ 77-acre Omega Business Park off Junction 8 of the M62 in Warrington. This fourth unit is the final for the Omega West portion of the project, with two warehouses already complete and let to Home Bargains and Iceland. Another is still under construction. McLaren has delivered all of them.

McLaren is aiming for a June 2025 completion date for unit four, which has a construction cost of £28m.

The building itself includes two-storey offices, considerable warehouse space, a hub office, and a car park. It boasts 10% natural light, capacity for EV charging, and a wild meadow.

The goal is for the structure to achieve a BREEAM score of Excellent and an EPC A rating.

McLaren is echoing those sustainability goals within the construction period, using alternative fuels to run generators and plant machinery. The firm is also using the Smartwaste data system to ensure it meets its recycling targets.

Omega West Unit Four was designed by Chetwood Architects, with PlaceOnEarth leading on the landscape vision. The project team included Quod, Ian Murrant, DSSR, The Ecology Practice, and WSP during the planning period.
