Next phase of £100m Outwood Wharf revealed
IBI and developer Endeavour have submitted a planning application for the second phase of Outwood Wharf in Salford, including three blocks ranging between 23 and eight storeys in height.
The proposals include 296 residential units split across the blocks, the tallest of which reaches 23 storeys in height. One block is split between 10 and eight storeys in height, while the third reaches eight storeys.
The houses will be predominately apartments, with 11 two-storey townhouses at ground floor level alongside 4,000 sq ft of commercial space.
The plans sit alongside the first phase of Outwood Wharf, an 18-storey, £35m residential block. This development, which includes 263 apartments, was started by Lagan Building Contractors in August last year, but work stalled last month after the contractor entered administration alongside three other Lagan Group companies.
The first phase was sold to Invesco Real Estate in last year.
The developer’s director Jonathan Gwynne said the project would hand over early next year, and added discussions were “well advanced on phase two with an interested party”. This second phase is due to get under way in late 2018.
IBI’s proposals will sit directly next to the first phase to form a central courtyard for the entire development. The brick cladding is proposed to match the first phase, and access will be via Gaythorn Street.
Together, the two schemes will have a gross development value of more than £100m.
The professional team also includes Frost Planning as planning consultant; Hann Tucker Associates as acoustic consultant; Mayer Brown as transport consultant; QED as M&E consultant; and Clancy Consulting as structural engineer and environmental consultant.
