Capital&Centric calls time on Kamani JVs

Preferring to focus on partnerships with the public sector, the developer has exited the two joint ventures it had with Kamani Property Group.

Capital&Centric is no longer involved with Ancoats Works – a proposed 193-home scheme on the corner of Carruthers Street and Pollard Street – or the planned redevelopment of a site on Swan Street into 118 flats.

Plans for the two schemes were approved in 2023 and 2021 respectively, but no work has taken place on either.

At Swan Street, the site is currently occupied by hospitality ventures Ramona and Firehouse. As for Ancoats Works, C&C joint managing director John Moffat said Kamani Property Group is progressing its own plans for the site it has owned for 20 years.

“We would like to wish Kamani Property Group all the best with the project,” Moffat said.

“We’re delighted with the success of Swan Street, and they have owned the buildings at Ancoats Works for a couple of decades, there so there is sentimental value there and they have their own ideas on the future of the site.”

Drawling a line under its private sector JVs, Moffat said the developer’s focus is on its growing pipeline of regeneration projects across the country and the £870m Impact & Places partnership with Homes England and Swiss Life.

“Our focus now is on the huge number of regeneration projects we’ve got underway across the UK with partners that share our focus on social value. We’ve got some brilliant neighbourhoods in the making, creating new towns, breathing new life into heritage buildings, and investing in overlooked city centres. There’s loads to get excited about, and we’re looking forward to cracking on with the next chapter.”
