Timperley Library proposals return to planners

An updated planning application for the redevelopment of Timperley Library has been submitted to Trafford Council, which will see the existing library replaced by apartments alongside a healthcare and community centre.

Trafford Housing Trust and developer Citybranch have submitted a fresh application to the council alongside architect AFL, which is working on the scheme in place of the original architect Calderpeel.

The scheme is largely the same as its previous iteration, with a building fronting Baker Street including a GP surgery and a 1,000 sq ft retail unit at ground floor level, as well as a library and kitchen on the first floor.

The second floor, previously set to be used as office space, is now earmarked for four affordable units being brought forward by Trafford Housing Trust, while a new substation has also been included at the western boundary of the site.

On the site’s existing car park, a separate building will house a four-storey apartment block of 22 two-bed and three one-bed apartments. There will also be 117 car parking space on site.

Plans for the project were first submitted in 2016 and approved in September of that year. Place North West reported four contractors – Casey, Cruden, Pochin’s, and Whitfield & Brown – had been shortlisted to build the scheme in October last year, and it is understood the shortlist of four still stands, though a final decision has not yet been made.

Alongside AFL, the professional team on the project also includes Civic Engineers.

Other projects Citybranch is bringing forward in Altrincham and Trafford include a 70-apartment scheme on Regent Road, due to start on site in the autumn. Designed by Project3 Architects, the development also includes 9,500 sq ft of retail, café, restaurant, or commercial space at ground floor level, as well as new public square.

Citybranch is also currently on site at a £20m overhaul of the former Altrincham General Hospital site. Contractor Bowmer & Kirkland is building a new medical and wellbeing centre, which will include GP practices, a pharmacy and café, as well as a new library for Trafford Council.

The developer also completed Altrincham’s new £17m hospital in 2015, which was built by Pochin’s.
