Smith & Sons autumn auction announced
The Wirral property auctioneer has released details of its autumn catalogue with 27 lots available, ahead of the auction on 17 September at the Village Hotel in Bromborough.
The sale will offer a variety of residential refurbishment and investment opportunities, vacant offices, workshops and residential development land.
A large house in Oxton is on offer with a guide price of £240,000, with the potential to refurbish into three apartments. A six-bedroom house in Wirral is also for sale.
Chris Johnson, auctioneer at Smith & Sons, said: "These two houses are real gems set at excellent guides – there is huge scope to develop, re-plan and sell on or lease or alternatively, create a fantastic home for owner occupation. We have already taken several viewings with more planned next week."
Residential building land in Chester, Birkenhead and Wallasey are for sale, all with planning permission for residential development.
There are a number of smaller properties requiring refurbishment, which Smith & Sons said would be ideal for first time buyers with DIY skills, or a seasoned investor.
Three refurbished flats in Woodchurch Lane, two of which are currently let, will produce a yield of more than 18%, and a large property in Norman Street, Birkenhead already has two refurbished flats with planning permission to create two further units.
Johnson said: "We expect this auction to attract a particularly broad audience. There are development opportunities to suit most budgets, and with a good spread geographically, including Chester. There are exceptional yields for investors. Despite the holiday period, interest has been good as auctions are a good reflection of the wider market there is definitely more interest and confidence about."
