Network Space Developments has appointed the contractor to deliver the industrial scheme that forms part of Triumph Business Park in Speke, and work has begun.
The 138,000 speculative scheme, known as Spitfire Court, is being brought forward by developer Network Space on behalf of global investor Infrared Capital Partners, which bought Triumph for £30m from an undisclosed vendor in 2019.
The development plot is vacant land to the south-west corner of the business park and the scheme aims to bring 12 grade A industrial units to market, expanding the park’s footprint to almost 1m sq ft.
The £15m Spitfire Court project will see a cluster of 12 industrial units built ranging in size from 3,000 sq ft to 34,000 sq ft. Of those, six larger warehouse units include first floor offices, designated parking spaces, service yards and loading door access.
One sub-divided terraced unit houses a further six smaller business units. The scheme has been designed by AEW Architects to meet BREEAM ‘very good’ standards.
Planning approval was granted last year and completion is expected by the end of 2021.
The wider Triumph Business Park site located less than a mile from Liverpool John Lennon Airport and close to Liverpool South Parkway transport interchange for destinations across Merseyside and links to Birmingham and London Euston.

Caddick Construction’s managing director Ian Threadgold added: “Despite slowdown concerns nationally, we are seeing a surge in industrial builds across the North West and the Liverpool City Region, which can take advantage of the strong transport links and infrastructure, strengthened by a skilled regional workforce.”
Consultancies CBRE and B8 Real Estate are the lettings agents for Triumph and NSM provides asset management services across the park. Walker Sime is the QS and project manager.
