Wain Homes lodges Marple Bridge plans
Seeking to take advantage of recent pro-development changes in the NPPF, namely a default yes for residential developments close to train stations, the developer has submitted plans for 89 homes off Pear Tree Close.
Wain Homes is seeking outline consent for a mix of one- and two-bed apartments and three-, four-, and five-bed homes on 6.62 acres in Marple Bridge that currently house stables and paddocks for equestrian use.
Despite being located in the Green Belt, planning documents state that the scheme should be approved in line with the government’s recently updated NPPF, which stipulates that schemes close to train stations should be looked upon favourably.
A planning statement prepared by Emery Planning states that the site off Pear Tree Close, bounded to the west by the River Goyt, is within “reasonable walking distance of Marple Train Station”, which is on the Manchester to Sheffield line.
Planning documents submitted to the council state that Wain Homes submitted a pre-application to Stockport Council in March 2025 but never heard back.
“Our client has had no option but to proceed with this outline planning application without the benefit of officer feedback,” Emery’s planning statement said.
