Legacie enters social housing market
The Liverpool-based developer is expanding into the sector, working in joint venture partnership to deliver 182 homes across three schemes in Runcorn, Liverpool, and Salford.
The schemes are being, or have been, delivered through teaming up with Halton Homes, South Liverpool Homes and MSV Housing, supported by Homes England.
Mercia Place in Runcorn, The Old Baths in Garston and St Simon Street in Salford represent a growing focus for Legacie, alongside its established private residential development programme, the firm said.
The schemes are providing homes for older residents, people moving on from homelessness and families requiring emergency accommodation, alongside wider affordable and mixed-tenure housing.
Two of the schemes are now complete or approaching completion, with Mercia Place in Runcorn completed in August 2026 and The Old Baths in Garston due to complete in the coming weeks. St Simon Street in Salford is scheduled for completion in Q4 2026.
The projects have all been co-funded through Homes England, with St Simon Street also supported by Greater Manchester Combined Authority and Salford City Council.

Established in 2015, Legacie describes itself as a full-service property developer, contractor and operator, with the ability to manage each stage of development from land acquisition, development and construction to property management and lettings.
At the 66-home senior living scheme Mercia Place, Legacie contributed £10,000 to Halton Housing and supported community litter-picking initiatives.
The Old Baths in Garston saw 74 apartments completed in September for South Liverpool Homes – 27 for social rent, 12 for over-55s and 35 rent-to-buy homes. The mixed-tenure scheme also includes six commercial units for local businesses.
St Simon Street in Salford is aiming for Q4 completion, with MSV and Legacie looking to deliver 42 one-bed apartments for people with low support needs moving on from homelessness. Two homes will be allocated to Salford City Council for emergency accommodation for homeless families. The scheme also includes dedicated ground-floor space for support services focused on training, employment and wellbeing.
