Metalworks developer sets sights on 2026 start

After a procedural planning matter was cleared this week, Jarron Developments told Place North West it intends to be on site this year on the 401-home Liverpool scheme.

Designed by Falconer Chester Hall, the project involves demolition work followed by the building of twin 16-storey blocks at the junction of Vauxhall Road and Leeds Street, in the Pumpfields district.

Securing unanimous backing at committee in February last year, the project returned to Liverpool City Council’s planning committee on Tuesday this week.

The matter sailed through committee inside the first seven minutes of that meeting. Will Clarke, development director at Jarron Developments, has now told Place that the company has a firm timeline in mind.

Clarke said that the Section 106 is now agreed, and work on the last detailed designs will be started shortly. Discussions are ongoing to appoint a main contractor, with the aim being to start construction work by the end of 2026, targeting completion in 2029.

As explained in the officer report, as council officials progressed the draft of the Metalworks legal agreement, it became apparent that the site area overlapped with a piece of land already approved for development – Legacie’s Gateway scheme, which is expected to complete next year.

The legal agreement attached to The Gateway required delivery of public realm to connect that scheme to Gladstone Street to the west.

Thus, in order to enable both developments to progress – and effectively set out responsibilities clearly – LCC declared it preferable to ensure that the schemes align, and also necessary that the Metalworks development be required via legal agreement to step in to complete the public realm within its red line, were the overlapping area not delivered by the Gateway team prior to occupation of Metalworks.

Accordingly, amended external works plans were submitted in September 2025 to so that there would be no conflict between the two schemes.

That sounds positive, do we know how many tower cranes will be used?
We also await progress on Legacie’s Soapworks scheme at the corner of Scotland Road, more cranes there I would guess.

I like his development but shame the old Marble Hall pub is to make way for it, shame it couldnt be incorporated into the development, would retain some character in an area devoid of much architectural historic interest

I think some of the commentors below don’t know how the process works. Later this year is probably the earliest they can start mindful of the BSR and pre- commencement discharges
