Xenia acquired by London real estate group

Hawthorn Capital has bought the Sale-based residential agency for an undisclosed sum.

Xenia Property Group, which employs 65 staff across three offices and manages 4,000 properties, is now part of Hawthorn Capital.

Xenia directors Farrah McWilliam and Michael Willans will continue to run the business and its three divisions: Xenia Estates, Xenia Students, and Xenia Lettings,

Founded in 2022 by Will Bainbridge, Hawthorn is building a platform of property management, maintenance, and related real estate services through acquisition, investment and operational transformation. Other companies under the firm’s control include Vanguard Construction Services.

Bainbridge said: “Xenia provides us with an established platform across several areas of the market, with a meaningful geographic presence, an experienced team and a broad customer base.

“The UK property services market is large, highly fragmented, and undergoing significant change. Increasing regulation, rising customer expectations and technology requirements are strengthening the case for scale and professionalisation, creating an extremely compelling long-term consolidation opportunity.”

He added: “We believe there is significant scope to build businesses of scale by combining strong existing operators with long-term capital and institutional-quality systems and operating capabilities.”

Hawthorn director Chanil Patel has joined Bainbridge on Xenia’s board.

Accountancy firm Blick Rothenberg and law firm Gunnercooke advised Hawthorn on its acquisition of Xenia.
