Last phase of Runcorn resi masterplan to get final sign off

Having secured outline approval for up to 250 houses on 40 acres off Sandymoor Lane in 2023, Keepmoat and Homes England are now looking to bag reserved matters consent for 50 homes fewer than the site’s maximum allowance.

Halton Council’s planning committee will meet next week to determine the 199-home reserved matters application for the last phase of Runcorn’s Sandymoor masterplan.

The council’s planning team have recommended the project, known as Sandymoor South phase two, for approval.

It would comprise four one-bed houses, 64 with two bedrooms, 106 with three, and 25 with four.

A fifth of the homes would be designated as affordable.

Eden Planning and Development is advising the applicants on the scheme.

The Sandymoor masterplan, drawn up by Barton Willmore in 2009, has seen more than 1,500 homes consented to date, most of which have already been delivered by several housebuilders.

David Wilson Homes, Vistry Partnerships, Morris Homes, and Bloor Homes are all active in the area having bought chunks of the masterplan from Homes England.

Are house builders part of the housing crisis problem in preferring more lucrative, detached house typologies and developing at low density? Lost 20% on this site

Obvious- you’re assuming that the housebuilder has designed lucrative, detached dwellings, which given it is Keepmoat, is unlikely. I suspect the real reason for the 20% loss will be to do with POS contribution ot the BNG onsite requirements.
