Kepak factory transformed into offices

A 10,000 sq ft property at Walton Summit Business Park, near Preston, formerly used as a boning hall by meat wholesaler Kepak, has been converted into new business units.

The building was built in the early 1990s and used by Kepak until it moved from the premises in 2006.

Two local businessmen, Mark Thistlethwaite and Richard Sharples, purchased the property from Kepak last November for an undisclosed sum.

The property was split into four units offering workshop and storage facilities along with associated office space.

Sportswear firm Kukri and education provider Mad Science are among the firms that have already let three of the 2,500 sq ft units, based in Carr Place.

John Chesworth, managing partner of Harrison Drury, who advised Thistlethwaite and Sharples on the leases, said: "This property had been unused for almost five years and is a great example of how larger and older commercial buildings can be converted to smaller units to attract new tenants, especially those with good transport links. At a time when good quality commercial premises remain hard to find, this building provides an ideal hub for four local businesses."

Richard Sharples added: "We were very quick in filling the first three units and we're in discussions with a number of potential tenants for the remaining unit, which we hope to have leased very soon."

Thistlethwaite and Sharples were also advised on the purchase of the building by Harrison Drury Solicitors.

The quoting rent for remaining unit is £15,000 a year.
