Meeting the rising demands of sustainable care home development

There is a growing need for purpose-built care homes driven by an ageing population, ever-evolving healthcare standards, and stretched budgets, writes Chris Appleton of LNT Care Developments.

Residents also have heightened expectations for comfortable, dignified accommodation that can provide quality of life and excellent care.

According to Savills, the UK requires an extra 144,000 care home beds over the next decade to meet demand. This clearly requires suitable land as well as places significant pressure on the construction industry to deliver care homes that are operationally safe, functional, homely, and adaptable.

Purpose-built care homes must incorporate features such as en-suite wet rooms, dementia-friendly floorplans, and ample social and amenity space, while also complying with rigorous building regulations and environmental standards, including those related to energy efficiency and sustainability.

The integration of modern technology – such as digital care systems, smart building controls, and assistive devices – adds another layer of complexity to the design and build process.

In order to deliver a modern residential care home, the construction industry needs to blend technical proficiency with a deep understanding of operational efficiency.

As the demand continues to rise, I’m pleased to say that LNT Care Developments is delivering at pace and scale, with an ambitious plan to grow our portfolio of energy-efficient developments in the North West.

LNT Care Developments has more than 30 years of experience and has built more than £3.7bn of purpose-built care homes across the UK. Our ‘in house’ business model – spanning site acquisition, design, planning, construction, and operation – gives us the ability to deliver turnkey care homes, with sustainability at the core, on time and on budget.

We believe care developers can and should be building ESG principles into every scheme, not as a future aspiration but now. For example:

  • Environmental: All new LNT homes are EPC A-rated, gas-free, and powered by solar PV, ground source heat pumps, and battery storage.
  • Social: Homes are designed to enhance wellbeing, with dementia-friendly layouts, social spaces, cinemas, salons, and landscaped gardens. We also create approximately 55 local jobs and support community initiatives as part of every build.
  • Governance: LNT actively monitors its supply chain and invests in ongoing training to ensure ethical compliance at every level.

It is our mission to create truly great places for people to live, work, and visit. Underpinning that ambition is a values-led approach:

  • Innovate and Lead: We champion modern methods of construction, constantly refining design blueprints to enhance energy efficiency and resident wellbeing.
  • Collaborate and Support: We work closely with commercial agents, landowners, local authorities, housebuilders and developers to identify needs and unlock sites suitable for care development.
  • Always Aim Higher: Every project is seen as an opportunity to raise standards across the care sector.

With our policies we are able to take a site from consent to completion in under 14 months, without compromising on quality, sustainability, or design.

In the North West, where the need for modern residential care homes is significant, that speed – and the certainty of transaction we can provide to local stakeholders – is critical. An operator-led approach to all planning applications enables us to navigate the planning system with conviction around deliverability, community value, and a design-focused approach that is centred around maximising the wellbeing and living experience of residents.

I’m pleased to say that we already have the funding in place for our future acquisitions at LNT Care Developments. This solid financial foundation underscores our long-term strategy to expand our portfolio across the UK and continue delivering outstanding, purpose-built care homes.

This means we’re able to move quickly on high-potential opportunities without the usual delays that can come with securing finance. In today’s competitive landscape, having immediate access to capital is essential. When we identify the right site, we don’t have to wait – we’re ready to move.

The ideal sites are 1-5-acre sites, with or without planning, in or near residential areas, with strong local demographics.

For those who may have suitable land opportunities or would like to discuss potential sites, I am always open to a conversation. We take a practical, straightforward approach and have a genuine interest in long-term partnerships. I welcome any introductions that could support the continued growth of high-quality care provision.

I suppose it’s err complicated but there needs to be more care homes that aren’t charging the best part of 2k a week like the ones that have opened up near me in the past few years. An awful lot of people in the future simply won’t have a home they can use for payment.
