JV wins with £208m Kellogg’s mixed-use scheme

Trafford Council and developer Bruntwood Works have secured consent to built 750 homes and 200,000 sq ft of offices on the site of cereal giant Kellogg’s former headquarters in Stretford. 

Known as Lumina Village, the redevelopment of the 12-acre site will also contain a 100-bedroom hotel and a primary school.

A total of 15% of the housing will be designated as affordable. The £208m scheme will surround the existing UA92 building.

Designed by Manchester-based architect Feilden Clegg Bradley Studios, the development will boost the local economy by £50m a year, according to the joint venture between Trafford and Bruntwood Works. 

Planit-IE is the landscape architect and Avison Young is the planning consultant.    

The former Kellogg’s headquarters, which closed in 2018 after the firm relocated to MediaCityUK, is located opposite Old Trafford Cricket Ground and forms part of Trafford Council’s wider Civic Quarter masterplan, which includes another of the JV’s projects – the redevelopment of Stretford Mall.

Cllr Andrew Western, leader of Trafford Council, added: “This development fully supports the council’s corporate priorities of creating quality and affordable housing and successful and thriving places. 

And Ernst ter Horst, associate at Feilden Clegg Bradley Studios, said: “The redevelopment of the former Kelloggs’ site has the potential to create a fantastic new neighbourhood and the planning approval brings us a step closer to making this a reality.

“Designed around people, with plenty of green space and car-free ‘play streets’, it will be a centre not only for the residents of the much-needed new homes, but for the wider local and working community of Trafford.”
