Indurent seals deal to forward fund three industrial schemes

The warehousing and logistics developer has acquired a portfolio of sites, including a 199,000 sq ft shed in Knowsley, from Cilldara Group and Graftongate.

Indurent’s forward-funded portfolio will be developed and delivered by Graftongate in phases between October 2026 and May 2027.

The 199,000 sq ft scheme in Knowsley, at the former Contract Chemicals site off Penrhyn Road, is expected to be completed by the first quarter of 2027.

The Grade A industrial space is to be built with an emphasis on sustainability, targeting BREEAM Excellent and an EPC A+ rating.

Indurent was represented by DTRE in the transaction.

Oliver Smith, investment director at Indurent, said: “This acquisition of prime development sites is a demonstration of our confidence in the strength and resilience of the UK industrial and logistics market.

“It also highlights Indurent’s ability to partner with leading developers like Graftongate, to deliver high-quality, sustainable logistics space that meets the evolving needs of our customers.”

Phil Silk, managing director of Graftongate, added: “We are proud to partner with Indurent in the development of these three strategically located sites.

“The schemes reflect our shared ambition to deliver modern logistics accommodation of significant scale and quality, and we look forward to progressing them over the next 18 months as we continue to build on our strong working relationship.”

Acquired under the same portfolio are two other industrial schemes, a 90,000 sq ft single unit in Walsall, and a 182,000 sq ft scheme in London.
