Glenbrook Private Clients finalises Rochdale line-up

Farmfoods has signed for a 10,000 sq ft unit formerly occupied by Carpetright at St Mary’s Gate Retail Park, while Dunelm has renewed its lease and work has started on a Starbucks drive-thru.

Terms have been agreed with Farmfoods for a new 15-year lease, subject to a planning approval required to lift an existing food restriction.

Completion on the Starbucks unit is expected within this quarter of 2026. The 1,840 sq ft facility will come with drive-thru facilities, enhanced landscaping, and an outdoor seating area.

Dunelm has signed for a further 10 years at its 36,500 sq ft unit.

Liv McDowell, senior asset manager at Glenbrook Private Clients, said: “Securing such a strong line-up of national retailers at St. Mary’s Gate marks an important step for the scheme. These new lettings, including the introduction of Starbucks, will significantly elevate the destination, creating a more modern and vibrant retail environment.

“The enhancements underway will not only strengthen the park but also contribute positively to Rochdale’s wider retail offer, providing greater choice and high-quality amenities for the local community.”

Since acquiring the 46,500 sq ft St Mary’s Gate from Columbia Threadneedle in 2021 – part of a double swoop with a Preston buy – Glenbrook has continued to enhance and reposition the scheme. In 2023, the team delivered an eight-bay EV charging hub in partnership with Be.EV, featuring Kempower rapid chargers.

ESH and Petch & Co advised Glenbrook. Dunelm and Farmfoods were unrepresented.
