Peel tables plans for 250,000 sq ft-plus Bolton industrial

Options for one, two, or three sheds on a 22.4-acre site off Junction 4 of the M61 have been put to the local council.

Peel Land is seeking outline consent for between 247,000 sq ft and 276,000 sq ft of industrial space, dependent on the final configuration.

  • Option one is for three units of 188,000 sq ft, 59,000 sq ft, and 16,500 sq ft.
  • Option two is for a pair of sheds coming in at 188,000 sq ft and 59,000 sq ft.
  • Option three is for a single warehouse measuring 276,000 sq ft.

The site in question is located north of Salford Road and the 4m sq ft Logistics North and east of Watergate Lane. It falls within the NorthFold growth location, which spans Wigan and Bolton boroughs.

While designated as Green Belt currently, Peel argues the land meets the criteria for Grey Belt. The council agrees with this stance, according to planning documents.

In 1994, it was the subject of plans for a golf driving range that were rejected by the council and the dismissed at appeal.

A spokesperson for Peel Land said: “The scheme sits within the NorthFold growth corridor between Bolton and Wigan which has been identified by the Greater Manchester Combined Authority as a key location for employment and economic growth.

“The Junction 4 South East scheme is a significant opportunity to bring jobs and investment to the local area and help address a shortage of sites for economic development.”

Asteer Planning is advising on planning matters and AEW Architects is leading on design. Turley, TEP, ITransport, Savills, and Randell Thorpe make up the project team.

The scheme is located one junction along from another Peel project, the 1,450-home Lee Hall, which also features plans for 270,000 sq ft of employment space.

I’m confused, is this PLP or Peel? or are they the same thing, and isn’t this just like the much publicised project at Astley in Wigan that has caused much distress to the residents…
