Historic Ruthin School hits market for £5m
The 45-acre estate of a Denbighshire boarding school, which dates back to 1284, is up for grabs.
Sanderson Weatherall is marketing the school’s real estate portfolio on behalf of administrators FRP Advisory with a guide price of £5m.
Ruthin School, which moved to its current site in the early 1890s, shuttered in July after repeated suffering significant financial losses and declining student numbers from 2021 onwards.
The school’s estate is split up along a series of properties. The main school grounds are more than 18 acres and comprise a variety of buildings including the grade two-listed main building from 1890, a 2018 dining hall, and a 2006 sports block. This part of the portfolio also includes boarding facilities.
On the other side of Bryn Goodman from the main school building is Gladstone House, a police station turned care home turned boarding house with 37 bedrooms.
The estate also includes land further away from the school, including the 30-bed boarding house in Ruthin town centre and nearly 25 acres of agricultural land.
Regarding the merits of the estate, Sanderson Weatherall partner for asset advisory and recovery David Murray said: “Steeped in Welsh history, this estate represents a rare opportunity to acquire a significant estate with potential to continue its educational legacy or pursue alternative development.”
