Glenbrook puts £100m Wigan shed site up for sale 

Planning consent for the 625,000 sq ft industrial development was secured in May and the developer is now looking to offload the 45-acre Ashton-in-Makerfield plot. 

Glenbrook’s Meridan 6 proposal, approved at appeal, has a gross development value of £100m. 

Gerald Eve, which advised Glenbrook on planning matters, has now been tasked with finding a buyer for the site, described as an “oven-ready” opportunity. 

“The opportunity for developers to acquire this site with planning is unique in the market at the moment,” said Jason Print, partner at Gerald Eve. 

“This, coupled with the fact that there is good occupational demand in the immediate area, makes it an extremely attractive investment and development proposition.” 

Meridian 6 has outline planning consent in place for a scheme designed by Aew Architects and detailed planning consent for access, as well as a signed Section 106 agreement.  

All mains services including a 4 MVA power have been secured and up to 23 MVA power is available if required.  

Meridian 6 is next to South Lancs Industrial Estate – home to the likes of Essity, Poundland, and 3PL – and is located within two miles of Junction 24 of the M6.

Anyone who tries to purchase this site should know that it comes with massive objections from the local community. It is a development that is not wanted and not needed in Ashton with planning permission being refused initially by Wigan Council for those reasons.

This is an awful prospect, the increased road traffic for the 2 miles to and from the motorway will be an unacceptable burden on the road network locally, the risk to other road users and pedestrians as well as the shocking pollution both from the site and the vehicles has been rejected again and again by the local people.

@L K Croft has there ever been a consented development site that doesn’t come with ‘massive objections from the local community’? Not a unique set of circumstances I’m afraid!

Our children need places to work, I hope the site is developed asap and the economic benefits realised for all. Life’s a balance and we have to share in the perceived good and bad for the greater good of all.
