Elliot finishes Ropewalks apartments

The 200-unit luxury residential scheme known as The Address has completed, spanning an 11-storey block in Liverpool city centre.

The 152,000 sq ft building at One Wolstenholme Square in the Ropewalks district includes 32 studios, 102 one-bedroom flats and 66 two-bedroom flats. There are two commercial units on the ground floor.

Liverpool-based Elliot Group constructed the £100m PRS development on the site of the former headquarters of social care charity PSS, which the developer acquired in June 2017.

The Address was designed by the Liverpool studio of Falconer Chester Hall architects and Newry Construction was the main contractor. Elliot secured project financing of £16.8m from NatWest bank in a deal last year.

Elliot Group founder Elliot Lawless said: “We took our inspiration from London and Dublin in terms of what institutional funds want to offer the market.

“The focus on design and fit-out has been matched by service standards, with a 24-hour concierge and additional facilities such as lounge areas, a residents’ gym and a rooftop garden.”

Adam Hall, managing director of Falconer Chester Hall said: “This is the 21st project we have delivered with Elliot Group and it’s one of which we are very proud. The homes are exceeding expectations and are in a very quiet corner of Ropewalks, yet moments away from the Liverpool One [retail complex].”

A total of 80 of the apartments are let so far, according to Sam Tumilty, director of the scheme’s property manager Urban Evolution. “The message we’re getting back is that the quality of finish and fit-out is different from anything else in the Liverpool market.”

Good looking scheme this, we are really missing Elliot`s drive, he had so many pivotal projects underway or about to happen, hoping he can soon put his problems behind him and start developing again.

Dear Mr Carl: “Investors”? or “Risk-taking speculators”? — handing over their money to buy not-yet-built apartments promised by a “limited liability” company run by ‘non-liable’ strangers with no guarantee their money is safe. Now, to me, that sounds like they were, perhaps unknowingly, asking for trouble.

Re post number 2, the £100 million quoted in this article was for the wider project around this square in the Ropewalks area which consists of about 5 blocks , this particular block cost around £30m.

It’s public knowledge that the Elliot Group owes a lot of money in backdated yield payments to a lot of investors in some of his completed and unfinished developments, including One Wolsthenhome Square, Victoria House, Infinity and others. His business model seems to be perfectly legal, though. Smart legal and financial operator I guess.
