Double letting in Manchester’s Spinningfields
AMS Group and G2V Recruitment have signed for a combined 28,700 sq ft at 1 Hardman Street and 3 Hardman Square.
Professional services firm AMS Group has inked a deal for 16,400 sq ft at Charles Street Buildings Group’s 1 Hardman Street.
The company, which provides tax auditing, accounting, and advisory services, will relocate from Portland Street.
“We are in an ambitious but well-planned trajectory of growth” said Ebrahim Sidat, AMS Group chief executive. “The impressive space and style offered by our new headquarters will serve both our clients and growing teams very well.”
OBI acted for Charles Street on the deal.
Andrew Cowell, part of OBI’s transactions and asset management team, said: “This is a notable letting and reinforces that Spinningfields remains one of the most popular commercial districts.
“1 Hardman Square is a fantastic workspace building situated in the midst of Manchester’s business district, making it the perfect place for AMS to bring its teams together in its new HQ building.”
OBI also advised on another recent Spinningfields deal, G2V Recruitment Group’s relocation to 12,300 sq ft on the third floor of Royal London Asset Management Property’s 3 Hardman Square.
The move will see the firm expand from its existing premises at 58 Spring Gardens, signing a 10-year lease.
The recently refurbished 3 Hardman Square includes a two-tier business lounge and a wellness hub.
Isobel Stevens, assistant asset manager at Royal London Asset Management Property, said: “We are proud to offer occupiers of 3 Hardman Square exceptional, repositioned, office space, which supports collaboration and wellness, embedded within Spinningfields, a destination for world-class leisure and amenity. This is clearly attracting high-quality tenants, such as G2V.”
Mark Garner, associate director at CBRE, said: “It is brilliant to welcome another high-profile occupier to 3 Hardman Square.
“The building offers unrivalled views over the award-winning green space of Spinningfields and is on the doorstep of some of the best lunch spots, and restaurants in the city. We can’t wait to welcome G2V Recruitment Group to the building.”
CBRE and Colliers act as leasing agents for Royal London Asset Management on 3 Hardman Square.

I work in Spinningfields and all my colleagues do is moan about traffic and bring lunches they made at home, what’s the point?

@by Anonymous – what do they typically bring for lunch? we talking cheese sarnies? homemade wraps? tuna nicoise?

So British office workers are still eating sandwiches at their desk. How quaintly Victoria. Do they have to bring their own toilets or does their employer provide nappies (tax deductive from profit net executive bonuses)?

Loads of people work in Spinningfields but the restaurants are never busy mid week, more queue for meal deals at co-op, it’s not like you can drink at lunch nowadays anyway

What’s the point of working in Spinningfields? I guess the point is since they have to work for a living if they don’t like it there is a mine somewhere they could be going down or a chimney they could be going up. The answer is to move on to less challenging work where they may get massages twice a day and only turn up when they feel like it bless them. I love working here.Traffic? If that’s all they have to worry about or what’s on their sandwiches today they’ve led show pony lives.
