Co-op to sub-let 74,000 sq ft at One Angel Square 

Following the adoption of a hybrid working model, the company needs less space within the 327,000 sq ft Manchester building, and Avison Young has been appointed to market six available floors to potential occupiers. 

The available space within One Angel Square totals 74,000 sq ft. The ninth floor offers the largest floorplate at 16,000 sq ft, while the fourteenth floor is the smallest on offer at 6,700 sq ft. 

“With the success of our hybrid working policy, a significant proportion of colleagues that previously spent four or five days in One Angel Square are now working flexibly, in support of their wellbeing and productivity,” said Stuart Hookins, property director at Co-op. 

“Now is the right time to look for others to share this amazing building.”  

The 16-storey One Angel Square is located in Manchester’s Noma district and is Co-op’s principal support centre. 

DWS and Chinese state-backed fund Gingko Tree Investment acquired the block for £142m in 2013. It is understood the building is being earmarked for sale, although agents have not yet been appointed. 

One Angel Square is let to Co-op until 2037.
