B+K to build 200,000 sq ft Salford workspace

Legal & General has selected the Derbyshire-based contractor to build a 12-storey office at Ralli Quays overlooking the Irwell, Place North West understands.

Planning documents prepared by Bowmer + Kirkland state that enabling work on the project could begin in October and completion is scheduled for summer 2029.

LGIM secured planning consent for the demolition of the 80,000 sq ft Ralli Quays and the site’s redevelopment into a 212,000 sq ft office and a 16-storey hotel with 290 bedrooms in 2023.

An HMRC spokesperson said: “We are currently finalising plans for the next phase of our regional hub office in Manchester or Salford. As discussions remain commercially confidential, we are not yet in a position to confirm the selected site or contractor. We expect to be able to share further details with staff and stakeholders in due course.”

Bowmer + Kirkland and LGIM were approached for comment.

B+K is among the most active contractors in Manchester at present. The firm is delivering the city’s only speculative office currently on site, Landsec’s The Republic, and already has several New Bailey offices under its belt, including Eden, Three and Four New Bailey.
