Hadland launches aviation and industrial consultancy

Leaning into her 20 years of expertise in institutional real estate, former Columbia Threadneedle Investments senior asset manager Samantha Hadland has created AIRE.

AIRE, which stands for Aviation and Industrial Real Estate, will provide asset management, development management, transaction support, and occupier services for investors, occupiers, developers, and operators looking to work in its namesake sectors.

While AIRE is based in Manchester, Hadland already has instructions from family office clients on portfolios across the entirety of the UK and Europe.

Hadland’s past includes managing portfolios with more than £2bn in assets. She specialises in acquisitions, development-led repositioning, and capital structuring.

During her time at Columbia Threadneedle, Hadland repositioned the 66-asset Trilogy portfolio. She also worked on reworking the £1bn Airport City by Manchester Airport, transforming the asset into the 60-acre MIX Manchester – a hub for science, research and development, advanced manufacturing, and other commercial activity.

Hadland’s CV also includes time working at Deloitte and Matthews & Goodman.

Regarding the launch of AIRE, Hadland said: “I’ve spent the majority of my career on the institutional and private equity side of the table, delivering value through strategic repositioning, development and understanding how assets can be worked harder.

“I saw a real gap in the market for specialist advice that understands how these deals actually work in practice, from acquisition and planning through to development, leasing, financing, and exit.

“AIRE is designed to bring that experience to investors, occupiers and developers who want senior, hands-on advice and a clear focus on creating and extracting value.”
