CERT reworks Eccles resi plans

Previously earmarked for a 25-storey tower, the developer, which acquired the site earlier this year, is planning a “more modest and locally sympathetic alternative”.

CERT Property has launched a consultation on plans to deliver a 127-home development on Eccles’ Albert Street on the site of a former Vauxhall dealership.

The project, designed by Architectural Emporium, would rise to six storeys and comprise 114 apartments and 13 townhouses.

Stephen Oster, head of acquisitions and development at CERT, said: “Our public consultation for One Albert Street aims to support the reinvigoration of the town, taking local opinion onboard to shape the next stage of our plans to support a vibrant neighbourhood for the people of Eccles.

“We welcome the local community’s input so that we can shape our proposals before we submit a planning application in the near future.”

CERT Property bought the Eccles site from Motus for an undisclosed sum. The plot came with planning permission for a 25-storey tower featuring a mix of apartments and townhouses, which Silverlane Developments secured in 2022.

Silverlane’s option on the site expired, allowing CERT to swoop.

Elsewhere in Eccles, Silverlane is nearing completion of a 272-apartment project featuring a 23-storey tower on Church Street.

It is not only the private sector that is active in Eccles.

The redevelopment of the town is underpinned by Salford City Council, which acquired the town’s shopping centre in 2022 and is drawing up plans for a comprehensive regeneration project on the site.

More recently, the authority bought Charles House, located close to CERT’s site, to further its town centre ambitions.

CERT’s other projects include Peelers Yard in New Cross, Osborne Yard in Collyhurst, and SONA in Ardwick. The developer and operator is also working up plans to convert the Manchester College’s former Shena Simon Campus into a hotel.
