Till AM celebrates raft of post-refurb MIOC deals
Having committed £1m to revamping 12,000 sq ft at Manchester International Office Centre, the investment manager has pre-let six of the reconfigured space’s eight suites.
Construction company Ardmac is among the newcomers to the 100,000 sq ft complex, close to Manchester Airport on Styal Road.
Colliers and Edwards are joint agents on the building. The building had been fully let last year, with the asset manager then focusing on updating the vacated space.
Liam MacCarthy, director at Till AM, said: “This building has always been a popular choice, but even we were surprised by how quickly the units have leased. Our decision to invest significantly in refurbishing the space, improving communal areas, and prioritising decarbonisation has clearly resonated with the market.
“With MIOC’s 100,000 sq ft fully let last year, we knew investing in this under-utilised suite was the right move. The demand for smaller, high-quality, sustainable office spaces is stronger than ever.”
Philip Chadwick, managing director at Ardmac, said: “”As construction specialists, we’re very particular about our workspace. MIOC has helped us create a space that nurtures creativity and provides grade A practicality. Our team is thrilled with the new office and the building’s work environment—it’s the perfect base for our growth plans.”
Alongside Ardmac, other new tenants include Movigo, an Australian automotive firm; Irish customer service and sales consultancy Uniquely; and UK and Ireland legal solutions provider Horwich Farrelly.
HF has taken 1,200 sq ft on a five-year lease, with Movigo also committing for five years, on 2,700 sq ft. Uniquely has agreed three-year terms on 1,100 sq ft and Ardmac has signed for 10 years on 2,200 sq ft.
Details on the other two deals remain undisclosed.

MIOC, designed in 1953 by Cruickshank & Seward, is situated close to the junction of Styal Road and the A555 airport link road, making it accessible from Manchester Airport, the M56, Metrolink, and Heald Green railway station.
