Bruntwood SciTech completes £13m King’s House revamp
The building’s overhaul brings 36,000 sq ft of workspace to the Manchester market on King Street West.
In the heart of Manchester’s St Mary’s Parsonage district, work started last June on a project that brings the asset into line with neighbours such as Blackfriars House.
Bruntwood SciTech, a joint venture between Bruntwood, L&G, and Greater Manchester Pension Fund, has taken the project forward with design led by EPR Architects.
Amspec was main contractor, with OBI and Knight Frank engaged as joint agents. An EPC A rating has been secured.
Designed to support teams of 10 to 60 people, the available suites range from 1,777 sq ft, with one standout suite extending to 6,115 sq ft, a rare opportunity for customers to create a fully bespoke fit out, tailored entirely to their team’s needs and ways of working, BST said.
All other suites are fully furnished, complete with kitchens, meeting rooms, project spaces, phone booths, breakout areas, and integrated power.

A 2,789 sq ft suite on the ground floor also benefits from its own dedicated entrance, providing a self-contained workspace for around 30 people.

The building features a new ground floor arrival with a hospitality-style lounge area and breakout spaces for collaboration and socialising, alongside The Loft, a fourth-floor communal lounge. End-of-journey facilities, including showers, a vanity area with towel service, cycle storage, and an on-site fitness studio are included.
Tenants will also enjoy access to an auditorium, bookable meeting rooms, a fully equipped strength and conditioning gym, and a dedicated podcast room at Blackfriars House. Even closer to hand, the popular San Carlo restaurant occupied part of the ground floor of King’s House.
Among the first companies to sign up at the refurbed workspace is tech-driven legal finance company Nera Capital.
The King’s House redevelopment is part of Bruntwood SciTech’s wider ongoing £243m programme of investment across Manchester city centre, which includes the refurbishment and delivery of innovation-led workspaces at Thread Works, No.3 Circle Square, and the landmark Pall Mall.
Josh Hancock, associate commercial director at Bruntwood SciTech, said: “King’s House is a perfect example of how we’re redefining what heritage workspace can be.
“We’ve taken one of Manchester’s most characterful buildings and created a future-proof home for the city’s next generation of innovators, blending thoughtful design, flexibility, and sustainability with unrivalled connectivity and amenity.”
“With demand for connected, high-quality workspace continuing to grow, we’ve created a space that removes barriers to scaling, offering ambitious, forward-thinking companies a fully fitted, future-ready home in one of the city’s most exciting growth areas. We’re already seeing strong demand and are excited to welcome new customers into the space.”
