Broughton next on Wain Homes’ residential wishlist

The housebuilder’s 167-home pitch to Preston City Council includes outline plans for a 78-bed care home and the town’s first community centre on the greenfield plot which runs alongside the A6.

Wain Homes’ scheme proposes two- to three-storey houses, with 58 affordable, designed by MCK Associates.

Emery Planning’s planning statement indicates a housing mix has yet to be finalised, but a sole apartment block, known as Block B, would host 15 flats.

The 50,600 sq ft care facility and the 4,300 sq ft community building, which would feature Broughton’s first community hall, would be found at the north end of the 21.5-acre site.

A total of 78 rooms are expected to be provided at the horseshoe-shaped care home.

A chunk of land at the plot’s south edge would be reserved for the future development of the nearby Broughton Church of England primary school to prepare for an additional 100 pupils by 2029.

The current school is directly adjacent to the reserved plot at the south-western edge of the application area.

Landscaped areas, active travel provisions, and nature walks are all under consideration as part of the outline plans, in addition to a community allotment space.

Wain Homes has overseen a surge in residential applications, particularly schemes tied to older living and care provision, and is engaged in projects across Preston, Sandbach, Blackburn, Winsford, and Clayton-le-Woods.

The project team includes TBA Landscape Architects, Wardell Armstrong, REFA, Martec, Tetra Tech, Acorus and Soil Environment Services, Iain Tavendale, BETTS Hydro, and Rachel Hacking Ecology.
