Xpercity adds to North West holdings with Northwich buy

The site of a proposed 83-home scheme fronting the Cheshire town’s marina is the developer’s latest acquisition, following purchases in Manchester and Stockport.

Xpercity has acquired the Weavers Shipyard site in Northwich site from H20 Urban, a joint venture between the Canal & Rivers Trust and Bloc, for an undisclosed sum.

The JV secured full planning consent for the site’s redevelopment into homes earlier this year. Outline permission has been in place since 2022.

Mike Lomas, founder and chief executive of Xpercity, said: “Securing the Weavers Shipyard development is a significant milestone for the business and reflects a sustained effort from the team.

“From our first visit, we recognised the exceptional potential of the site and its surroundings. We are excited to bring forward a dynamic new community for the Hartford area.”

Xpercity is working with architect KLF Architecture to redesign the scheme.

The Northwich acquisition is Manchester-based Xpercity’s third since it was established in 2024.

It is also the second deal the developer has done with the Canal & Rivers Trust. In Manchester, Xpercity acquired the site of a stalled 68-apartment scheme on Store Street from the trust after Clarion had walked away from the project.

Elsewhere in the North of England, Xpercity is currently developing a 106-unit site in Cheadle, with £13.8m backing from Zorin Finance.

The developer is part of the Big Red group of companies, which includes contractor Big Red Construction and asset manager Motif.

No path by the quay or active frontage?

This is a really great site with brilliant river frontage onto the River Weaver and loads and loads of history behind it from its use as a shipyard and latterly as a working yacht yard and boatyard. My big concern about building 85 homes on the site is the access to it via the somewhat narrow Saxons Lane which goes through a housing estate. Having worked on the site for a good number of years when it was a yacht yard I can see Saxons Lane proving to be a real bottleneck for homeowners wanting to access their properties on the new ‘Weaver Shipyard Estate’. Maybe the answer would be to build far less properties on the site? It will be a great area to live though.

I thought the Store St project had stalled? 2 years and not out of the ground?
