Anwyl reveals 400-home Alsager ambition

Hybrid plans have been filed as the developer looks to deliver across 54 acres at the former White Moss Quarry off Crewe Road.

Along with up to 400 homes, the development could include a care home and a local centre featuring small-scale commercial and community uses.

The site is allocated in the Cheshire East Local Plan for residential development.

Mark Calvert, managing director for Anwyl Homes Cheshire and North Wales, said: “White Moss is a key allocated site within the Cheshire East Local Plan and presents an opportunity to bring much-needed new homes to Alsager, alongside a range of community and commercial facilities.

“We held a public consultation earlier this year and carefully considered the feedback received to help shape our proposals before submitting the planning application. Our aim is to create a well-balanced, sustainable development that delivers benefits for both existing and future residents.”

Full consent is sought for the demolition of existing buildings, site-wide engineering works, construction of new homes, and the creation of areas of public open space.

The outline element includes the care home, and land for future commercial and community uses. The proposed homes are a mix of one to four-bedroom designs, with affordable housing provision to be agreed with Cheshire East Council. Anwyl is working with Astle Planning & Design.

Anwyl said that the former quarry site would be comprehensively regenerated as part of the proposals. Extensive engineering and landscaping would deliver significant environmental and visual enhancements.

“Our plans will see the long-term restoration of the site into a high-quality, mixed-use development,” Calvert said:

“As a family-run business, we focus on creating places where people want to live, with well-designed homes, open spaces and facilities that support a strong sense of community. This includes new play areas, green spaces and improvements to existing public rights of way.”

The proposed scheme would also feature two formal play areas, including a neighbourhood equipped play area and a multi-use games area.

Anwyl is a familiar name in the area, having delivered projects including schemes in Crewe and Shavington. Current projects include developments in Congleton, Nantwich – within Muller’s Maylands Park masterplan – and Sandbach. Subject to approval, Anwyl hopes to have the first houses ready for occupation from late 2028.

White Moss Quarry has long been on the radar of housebuilders, with Persimmon advancing plans for the site in the late 2010s. Anwyl is understood to have an agreement to acquire the site pending consent.
