Redevelopment of Stockport estate agent advances
Edward Mellor is pushing ahead with plans to redevelop its head office on St Petersgate in the town centre into 190 flats across three blocks.
Early-stage plans for the scheme, unveiled in 2024, have been submitted to Stockport Council to inform an EIA screening opinion. A planning application is currently being worked up.
Designed by Ollier Smuthwaite Architects, the proposals feature three elements, including the retention of 63-81 St Petersgate, which is locally listed and has been occupied by Edward Mellor since 2004.
Two new-build blocks are also planned. One fronting Lord Street will feature eight- and 12-storey elements. The other, fronting Lawrence Street, will rise to six storeys.
In all, up to 190 apartments and some 20,000 sq ft of office and retail space is also proposed.
The site’s redevelopment has been in the offing for some time. In 2020, Edward Mellor appointed Edwards Property Consultants to find a buyer for the site but ultimately opted to retain the asset.
The redevelopment proposals were then unveiled in November 2024.
Petersgate Property Developments, which is headed up by Edward Mellor chief executive Colin Mellor – son of the eponymous founder – and his children Connor and Jessica Mellor, is the applicant.
Paul Butler Associates is advising on planning matters.
