Edward Mellor unveils 200-home redevelopment of Stockport HQ 

The estate agent has drawn up proposals for the refurbishment of its St Petersgate office and the creation of two new-build blocks on adjacent land.

Ollier Smuthwaite Architects is leading the redevelopment of Edward Mellor’s Stockport headquarters. A planning application for the 207-home project is expected to be submitted in the coming weeks.

The proposed redevelopment of the site comes more than three years after the estate agent put it up for sale. Back in November 2020, Edward Mellor appointed Edwards Property Consultants to find a buyer for the site but ultimately opted to retain the asset.

The redevelopment will see the existing office refurbished with additional office and retail space added. Two new-build blocks on the building’s car parks are proposed and would feature 207 apartments in total.

There would be 147 one-bedroom flats and 60 with two bedrooms.

All of the apartments would come with winter gardens. There would also be residents’ gardens located in the courtyard as well as roof terraces on the new-build blocks.

The existing vehicular access points will be retained from Lawrence Street giving access to semi-basement parking.

The scale and height of the proposed buildings have been “carefully considered” stepping up from the lower rise on St Petersgate to the taller existing buildings on Lord Street and to the south of the site, according to Ollier Smurthwaite.

The architect is also behind plans for another Stockport resi scheme a short distance away – Provincial Land’s 16-storey redevelopment of the former George pub.

There are a lot of empty shops at the back of the precinct with all the new houses will it bring new business back in Stockport.becauce the place these last years has been like a ghost town

This comes as something of a surprise, as I work for one of the tenants of this building. As I understand it our lease runs until at least 2026.
