Wrexham on the hunt for developer for £30m office
The county council is inviting bids through the Pagabo framework for phase one of the Wrexham Gateway project, the creation of a 70,000 sq ft Grade A office close to the city’s main train station.
Wrexham County Council confirmed to Place North West that it had formally begun the process of procuring a development partner for the eastern side of the seven-acre Wrexham Gateway.
As well as the office, new public highways and public realm and a replacement car park to serve the station are also planned in phase one, which has a construction cost of around £30m.
Developers on Pagabo’s developer-led framework have until 14 August to submit bids. Firms on the framework include Cityheart, Ion Developments, Muse, and Capital&Centric.
Working alongside Transport for Wales, the county council lodged outline plans for the Wrexham Gateway masterplan last year.
Other elements of the scheme that do not feature in phase one include a brewery and a taproom for Wrexham Lager within the converted Jewson’s Warehouse and Cambrian Sheds, respectively. A restaurant, shop, visitor centre, and footbridge also feature in the second phase.
SK Transport Planning, Cushman & Wakefield, Futures Ecology, Ante Group, Civic Heritage, and Civic Earth also provided expertise for the application.
