Consent for 295,000 sq ft Warrington logistics overhaul

Development manager Bankfoot APAM has secured approval for landowner CapitaLand to redevelop the former Eddie Stobart site off Hawleys Lane into four units ranging from 51,000 sq ft to 102,000 sq ft.

Located west of Junction Nine Retail Park, the 14-acre site was most recently occupied by 3PL business Great Bear. Bankfoot and CapitaLand’s plan involves demolishing the 375,000 sq ft of existing industrial units on the site and replacing them with a quartet of modern buildings.

The four buildings would offer 102,000 sq ft, 80,000 sq ft, 61,000 sq ft, and 51,000 sq ft, according to plans drawn up by AEW Architects.

Andy Day, senior director at Bankfoot APAM, said: “Securing this consent is a fantastic outcome for a site that has real strategic importance to Warrington.

“Our proposals have been designed to support local jobs, reduce carbon impact, and enhance the urban environment around Hawleys Lane, and we’re now looking forward to bringing this scheme forward to delivery.”

Bankfoot APAM is delivering the project alongside a leading multidisciplinary team, including AEW Architects, Savills, Rihbell, HTS, CWC, Pegasus Group, and Urban Green.

Knight Frank and DTRE have been appointed as joint letting agents.
