Taylor Wimpey bags Bolton site for £8.5m
Harworth Group has sold 15.6 acres adjacent to Stopes Road near Little Lever to the housebuilder.
The £8.5m sale price with Taylor Wimpey was agreed upon after what Harworth described as a competitive process with local and regional housebuilders.
Before being bought by Harworth four years ago the site, which sits across from the group’s 142-home Stopes Road development, had been occupied by Tarmac for the manufacture and storage of concrete blocks.
A year later Harworth secured outline planning for up to 132 homes before removing manufacturing infrastructure and remediating the site.
Proceeds from residential land sales will be reinvested into Harworth’s industrial and logistics development programme to deliver Grade A investment properties in its portfolio.
A spokesperson for the Harworth Group says it “remains on track” with its sales target for this year and will continue to selectively acquire strategic land to regenerate and turn into high-quality land parcels for residential uses.
They say the momentum in recent residential land sales shows a strong demand for its serviced land and the robustness of the UK residential market.
Lynda Shillaw, chief executive at Harworth, said: “This sale is the second that we have completed with Taylor Wimpey across our major residential developments in the space of just a few weeks, and highlights the continued demand from national housebuilders for Harworth’s serviced land.
“Our Stopes Road development is another great example of how Harworth utilises its specialist skillset to unlock value from complex land and highlights the intrinsic value in our pipeline.
“The regeneration of this scheme will deliver a thriving new community, bringing additional housing, jobs, and investment to the local area whilst also providing residents with extensive green space and landscaping to enhance biodiversity, alongside improvements to road and footpath access.”

A thriving community? Church, school, sports clubs, pub, nursery, medical center, parish council rooms, green park, meeting places for residents of different age groups, workshops, youth center, and so on. Sounds like a living vibrant community is being created.

Bolton is attracting a lot of interest from buyers who have been priced out of Manchester.The cost of living in Bolton is much lower than Manchester for young families especially.

Anyone who’s ever visited Little Lever will understand how a large car-dependent development (which is surely what will be built) will cause further harm to this area. There are very few crossings of the Irwell Valley, so all the traffic runs along this corridor.
