Story Homes hopes for South Ribble success

The Cumbrian housebuilder wants to deliver 136 homes in Longton, with officer recommendation being to approve.

Story is working with planner Pegasus Group on the plans, which are for a site south of Chapel Lane. It is described as largely made up of open fields, surrounded on two sides by existing housing.

The professional team also includes Urban Green, e3p, Betts Hydro, CFA, Curtins and Groundtech.

South Ribble’s planning committee meets on 18 June to consider the application. Officers set out that the proposal has been assessed against the National Planning Policy Framework, and policies contained within the local development plan including the Central Lancashire Core Strategy, South Ribble Local Plan and associated supplementary planning documents.

Also of relevance here is the emerging Central Lancashire Local Plan, which is a key factor – although the project is described as not compliant with existing site allocations, it is a proposed allocation in the CLLP – it is thus recommended that permission be granted subject to conditions.

Residents in the area are not convinced, with 290 representations submitted to the council ahead of the meeting papers being prepared. Concerns raised include the principle of development, highways access and impact concerns, flooding concerns, design and environmental issues.

Officer recommendation is to delegate for approval, on the basis that a Section 106 legal agreement can be reached to secure public open space, affordable housing, biodiversity net gain, a financial contribution for travel plan monitoring, and enhancements to public rights of way around the site.

It’s ridiculous – the traffic on chapel lane is a nightmare already and at school times is grid locked – adding so many more homes you can double the number of cars as most will have at least 2 cars –

What about provision for schools and doctors surgeries which are already full? The road situation around Longton is already horrendous and this will cause so many problems

Longton is already a very busy village with a lot of cars and people. Chapel lane is a particularly busy road, extra houses will put the road at breaking point unless there is a road out of the estate somewhere else.

It’s an absolute joke they are even considering this! Chapel lane is dangerously busy as it is, I live on it. School time is ridiculous for traffic but it’s just busy anyway.i can wait 5 mins outside my house just for a gap in traffic to reverse up my drive. I have to reverse on the drive as it’s too dangerous to reverse off it. And they want to add all these houses to that traffic, crazy! Don’t get me started on flooding. Already had to raise my garden 5 inches to stop it being a swimming pool when it rains! Story homes have a smaller estate in the village and a standard detached 3 bed was about £425k. I’ve counted 80 detached houses on their new plan. Very affordable!

Good news if passed.. 40+ affordable houses on plans… It may make it possible for my son to stay in the village…
