St Helens grants go-ahead for 88,000 sq ft Haydock industrial

Trailed in summer 2025 as a project with a manufacturing occupier lined up, a five-acre site south of Penny Lane currently used for garden shed sales can now be developed.

The high-bay building as set out by applicant Fieldstone End and planning advisor Roman Summer will have a footprint of 75,438 sq ft but its floorspace will amount to 88,608 sq ft in total.

This will be made up of 67,723 sq ft of industrial & logistics floorspace with office/R&D space across extra floors adding a further 20,885 sq ft.

Martin Spencer Architecture has designed the scheme, which was submitted in summer 2025 with the development team hinting that an advanced manufacturing occupier is lined up to take the space.

Fieldstone’s professional team also includes EAT Landscape, Focus Transport, Enzygo and Mulberry Tree Consultancy, Betts Hydro and Adept Civils.

The site, billed as Haydock 92, is adjacent to the Mercure hotel close to Junction 22 of the M6, a well established I&L location.

Lancashire property heavyweight Barnfield Construction is a JV partner in Fieldstone.

The development will represent the third phase of development at the Haydock Green site. The initial 370,000 sq ft building was let to Movianto in 2019, while Fieldstone End secured a tweak to the planning permission for the second building, Haydock 140, in December.

Approval was signed off by St Helens Council on 23 December. The scheme’s application number is P/2025/0457/FUL.

Yet more traffic in that area….its congested enough already….plus new houses being built around the corner.
I live close to the racecourse and it used yo be a nice place to live, but now it’s like living in an industrial estate….awful.
I bet whoever passed these plans doesn’t live there.

Haydock is fast becoming an industrial estate! There’s hardly any green space left.
The number of warehouse units built/being built is ridiculous. Many of the existing units are still not let. Haydock is lately becoming a very horrible place to live!
Oh, and it’s near Junction 23 of the M6 ( not Jtn 22)

I would probably guess that the decision makers at St Helens Council don’t live anywhere near Junction 23 or 22. Another monstrosity being built on our doorstep. That and Parkside, have they no shame. Turning the area in to one big industrial estate. Rock on all these Labour led Council’s. Hopefully they’ll all get booted out and someone with morals in power.

St Helens council are incompetent. They are proposing to build a 24/7 freightliner site off junction 22. It will sit on both sides of Winwick Lane wiping out 100s of acres of greenbelt farmland (the farmer didn’t want to sell). Winwick Lane is already a massive traffic jam daily. The local councils are lowering our standards of living monthly. We will spend our lives next to industrial estates and in a traffic queue. They simply dont care at all about their constituents.

Used be lots of rabbits on that grass field on back now shed place used be loads of rabbits round haydock never see them anymore with all these warehouses being built
