Northern Trust puts in for nearly 50 Fylde homes
The strategic land company has sought outline permission to build on a seven-acre greenfield site off Church Road in the village of Weeton.
If successful, it will add to the Northern Trust Land’s track record of securing permission for 4,500+ homes over the past two years.
Northern Trust’s proposals for the site call for the building of up to 49 homes on land that has been allocated as countryside in Fylde’s local plan. The developer has argued that its project would help Fylde meet its housing need, stating that the area does not have the required five-year housing land supply.
A illustrative layout drawn up by MCK Associates shows a mix of homes, including affordable units, as well as green spaces and a pond.
Steve Glenn, land director at Northern Trust, stated: “Our aim is to bring forward a well-designed, sustainable development that supports local housing needs while delivering wider community benefits.”
Alexis De Pol, managing director at Northern Trusts’ planning consultant De Pol Associates, added: “This site presents a strong opportunity for residential development in a sustainable location. We have worked closely with Northern Trust Land to ensure the proposals align with local planning policy and will contribute positively to the area.”
Northern Trust Land is part of the family-owned Northern Trust company. The wider company’s property portfolio spans 9m sq ft and more than 4,500 acres of land. Northern Trust Land is currently working on more than 60 sites, which the company argues could deliver more than 10,000 homes – including 180 just south of Carlisle.

Yay more suburban slop developments that are 90% asphalt. Our developer-led land use is beyond paraody.
They could build 50 high quality apartments in a 8 storey building just on the land occupied by the ‘pond’.
