South Heywood masterplan set for 430,000 sq ft expansion

Developer Russells has submitted an outline application to increase the employment space across the 316-acre Rochdale project.

The proposal, submitted by Avison Young, seeks to increase the floorspace on Plot 3 of the development by 430,000 sq ft. The previously approved plans for the plot called for 214,000 sq ft of employment space.

Currently agricultural land off Pilsworth Road, Plot 3 lies within the approved commercial area of the wider development site.

Ashton Smith has drawn up the plans which would increase the total employment area across the full South Heywood development from 1.45m sq ft to 1.8m sq ft. This is larger than the 1.5m sq ft of workspace consented in the original plans.

The full South Heywood Masterplan was granted outline planning permission in March 2020.

Russell’s development will also deliver 1,000 homes to the area. A 2.2km link road from Junction 19 of the M62 to the logistics parks off Pilsworth Road opened in November 2022.

Bellway began construction last month on Hopwood Meadows, a 156-home residential project under the masterplan.

Rochdale Council’s reference number for the application is 16/01399/HYBR.
