Salford approves ECF’s Farmer Norton phase two

Plans for 185 apartments on the former car park within the £2.5bn Crescent Salford masterplan were given the green light today at the city council’s final planning meeting of 2025.

ECF lodged plans for two blocks of flats rising to five and six storeys around a central courtyard off Cleminson Street in October.

Phase two of Farmer Norton features a mix of one-, two-, and three- bed apartments. DRMM Architects is leading on design.

CBRE is advising on planning and is also the viability consultant. The consultancy has advised that the scheme cannot provide any on-site discounted homes.

ECF, the partnership between Muse, Homes England, and L&G, is yet to receive approval for the 42-home phase one next door, but this is expected imminently.

Together, the two projects will provide 227 homes as part of the wider Adelphi Village masterplan.

Adelphi Village is a residential zone within the Crescent 250-acre masterplan that will deliver 800 homes total. ECF was selected to deliver the masterplan by the city council and University of Salford in 2021.

Other schemes in Adelphi Village include the 100% affordable Wilohaus and the 263-home redevelopment of the site of the Centenary Building.

“Working as a partnership, we’re utilising our experience in investment, housing and urban regeneration to deliver homes that prioritise the health and wellbeing of communities, whilst addressing the urgent requirement for quality housing in Salford.”
