Royal London lodges plans for Wilmslow’s first BTR scheme
Royal London House off Alderley Road is to be redeveloped into 286 apartments under plans submitted to Cheshire East Council.
Subject to approval, Royal London Asset Management’s £100m scheme would be Wilmslow’s first build-to-rent development.
The seven-acre scheme would see the firm’s 150,000 sq ft former office, vacant since a relocation to Alderley Park in 2020, and car park knocked down.
In its place two residential buildings would be constructed on the footprint of Royal London House, while a multi-storey car park would be built where the current one stands.
The six-storey residential buildings would feature 154 apartments with one bedroom, 109 with two, and 23 with three. A policy compliant level of 20% affordable is planned.
Amenities proposed include a gym, co-working space, and a cafe. Externally, each building benefits from a courtyard. A shared community garden is also planned.
The replacement car park would offer 364 spaces, an increase of 130.
Architect JTP and Randall Thorp are the scheme’s designers, with AshtonHale leading on planning matters.

The scheme marks an acceleration of Royal London’s BTR endeavours.
In 2024, the firm launched ProperTies Living, a residential property management platform, acquiring 500 BTR flats in Berkshire.
Royal London is targeting 8,000 BTR units across the UK across cities and commuter areas such as Wilmslow.
