RBH presses on with Lower Falinge proposals

Plans have been lodged as Rochdale Boroughwide Housing looks to deliver 270 town centre homes, a fully affordable renewal project that will see 150 dwellings demolished.

RBH and its planning advisor Lichfields submitted an Environmental Impact Assessment screening request in early September as it prepared the ground for the plans, which have now been validated by the local authority.

This is a hybrid application, seeking full consent for demolitions, mainly concerning seven of nine dated housing blocks currently on site; along with outline permission for the homes.

Across two parcels of land, RBH said that by providing a different mix of homes including apartments and family homes, the new residences could increase the number of bedspaces in the community by more than 300.

RBH’s professional team also includes DK Architects, Neo Projects, Sutcliffe, and Astute.

The sites concerned are land close to Redcross Street, empty for many years, and land next to Sheriff Street and Falinge Road.

Along with the demolition programme and new housing, the application also sets out plans to create new landscaping, public open spaces, safer streets, and new walking routes to make the most of its location, with Falinge Park to the north and the retail core close by.

Hannah Fleming, RBH director of regeneration and asset improvement, said: “We want to say thank you to everyone who has shared their views with us before we submitted this application. We’ve spoken to residents, businesses, community groups, and local stakeholders.

“Our aim is to build new homes that current and future customers will be proud to live in and strengthen the bonds that already exist within the local community in Lower Falinge and Rochdale town centre. We believe our proposals reflect the priorities of the people who know Lower Falinge best – our customers.”

Three earlier phases of housing stock demolition and replacement have taken place in the area over the last 15 years, with a supplementary planning document now in place.
