Progress for 396-bed Salford student scheme

X1 Developments has submitted plans for a 10-storey development on Lissadel Street.

Designed by Tim Groom Architects, the 396-bedroom scheme takes inspiration from Cumberland House, a former mill and factory that will be demolished to make way for X1’s development, by way of its curved brick façade.

The project is a short distance from another of the developer’s pipeline projects, the 353-bed Cheltenham Place, which is under construction.

The site is located on the cusp of the Salford Crescent regeneration zone, a 250-acre site being redeveloped into an innovation cluster by ECF on behalf of Salford City Council and the University of Salford.

Euan Kellie Property Solutions is advising on planning matters and Bridgestone is lined up to build the scheme.

The project team includes Civic Heritage, Chris Burnett Associates, Architectural Aerodynamics, Renaissance, Futurserv, LAND Studio, Orion Fire Engineering, Sol Acoustics, SK Transport Planning, Urban Green, Proximity, Stephen Levrant Heritage Architecture, and Roger Hannah.

A good, solid looking scheme, there’s plenty of under-used land in that area.

Will this proposal affect the future restoration of the infilled Manchester, Bolton and Bury Canal which is at the rear of this development?

There are enough buildings set side for student accommodation throughout Salford. What we need are more houses being built for families. And outdoor spaces for people to utilise.

With Cumberland House going, I will be needing to find somewhere new for car MOTs!
